What we know about Queens buildings
Much of central Queens was built between the 1910s and 1960s, so we work on steam and hot-water boilers, cast-iron and clay drain lines, and galvanized supply pipes every week, alongside modern tankless water heaters, ductless mini-splits and heat pumps. We also know the local rules: NYC HPD heat rules apply from October 1 to May 31. Between 6 AM and 10 PM, when it is below 55°F outside, apartments must be at least 68°F inside; between 10 PM and 6 AM they must be at least 62°F regardless of the outdoor temperature. Under NYC HPD rules, building owners must supply hot water 365 days a year at a constant minimum of 120°F.
